Luxury home listing description examples
Luxury buyers have seen every adjective. What sells is specificity: the materials, the architect or builder, the systems, and how the spaces work together.
Examples
Waterfront estate
Set on 1.2 acres with 180 feet of deep-water frontage, this 5-bed, 6-bath residence was built in 2021 with impact glass throughout. The great room's 22-foot ceilings open through pocket sliders to a 60-foot infinity-edge pool and summer kitchen. The chef's kitchen pairs a 60-inch range with a separate scullery and a temperature-controlled wine room for 400 bottles. A private dock with a 20,000 lb lift, whole-home generator and a four-car garage round out the estate.
Modern hillside home
Designed around its canyon views, this 4-bed, 4.5-bath home uses board-formed concrete, white oak and steel across three levels connected by a glass elevator. Every bedroom has its own terrace. The lower level holds a home theater, gym and a guest suite with a separate entrance. Solar panels with battery storage, radiant floors and a smart-home system manage the house from a single panel.
Examples describe fictional properties.
What to include
- Name materials and brands where they matter: “white oak,” “60-inch range,” “impact glass.”
- Give numbers that prove scale: frontage, ceiling height, wine capacity, garage spaces.
- Mention the systems (generator, solar, smart home). High-end buyers ask about them.
- Skip “stunning,” “breathtaking” and “one of a kind.” Let the specifics carry it.
Phrases to rethink
Describe the property, not who should live there.
Instead of: “Exclusive community”
Try: “Gated community with 24-hour guard”
Instead of: “Executive retreat”
Try: “Private office with built-ins and a separate entrance”
